We had a call from a lady who had some concerns about not being able to save up enough for a mortgage down payment by the end of 3 to 4 years of a lease option term.  She had issues concerning the intial deposit which is required to start a lease option contract and how it would take away from her savings for the mortgage down payment.

The thing to remember is that the initial deposit for lease options of homes will be credited back towards the purchase price of the home at the end of the term, whether 3 or 4 years.  This will effectively bring down the price required for the home purchase as well as the mortgage down payment that will be required by the banks.

This potential client still had problems with this area even though she claimed that she understood how lease options work.  It seems to me that she probably didn’t totally appreciate just how lease options work.  It does make sense to carefully go over the text FAQ section as well as our informative video on lease options to get a sense on how our Canadian Rent To Own Homes program works.

Lease Options Are Not For Everyone

So this potential client really had an issue with the initial deposit which will be required for any lease options deal.  If she still doesn’t expect to have saved enough for a down payment required by the banks for mortgage financing in 3 to 4 years, our position, even though unpleasant, and not what she wanted to hear, is that perhaps this lady is not a candidate for a lease option deal.

In general, lease options are for those who will be able to save enough for a down payment in 3 to 4 years and/or build enough credit to get a mortgage.  If there is concern of achieving this in that duration, then this type of deal is not for such individuals.

Lease options of homes are for those who need a little help to bridge the gap towards mortgage financing within 3 to 4 years and will be successful in doing that due to a diligent savings program.

In order to be successful in a Rent To Own homes qualification, a potential candidate must have a decent income as well as a 5% initial deposit in order to support the monthly rental payments during the lease term.  Such a program is not something that all renters would qualify for.

We find that there are a lot of renters who are initially interested in our Canadian Rent To Own Homes program especially since it helps them become full homeowners one day.  They also get to live in the home that they will eventually own right from the start.

However, in order to qualify, they have to prove to us that they do make a certain income level as well as have the funds for the initial deposit.  This is where most of the initial candidates fall apart.

They would either not share their figures with us or provide the right documentation to support their income claims.  The main thing these people have to remember is that in a Rent To Own homes program, it is unlike a standard rental where one just has to provide rental cheques each month.

A Rent To Own homes program is much more structured with initial deposits, a contracted purchase price at the end of the lease term and credits towards the purchase price.  A mortgage broker also must be consulted as well.

So a lot more information from the potential tenant/buyer is needed.  Potential homeowners must get use to releasing such information since when it comes time to getting a full mortgage for a home, the banks are going to want the same type of financial documentation as well.

For those who want to transition from being a renter paying rent each month (and throwing away hard earned money) to becoming a full homeowner, there will be a huge requirement to start saving rather than spending.  Home mortgages require large down payments for a home and most renters do not have such funds available.

This is where Rent To Own homes programs can help.  Instead of the usual 20 to 25% down payment required by the banks for mortgages, typically, Rent To Own homes programs require only 5 to 10%, sometimes as low as 3%.

However, many renters do not even have 3% available in cash for a Rent To Own initial deposit.  So this is where there is a must to change spending habits in order to become more of a saver to accumulate enough for a Rent To Own program initial deposit.

Rent To Own Homes Programs Help Savers

The saving doesn’t stop with just the initial deposit.  Each monthly rent payment in a Rent To Own homes program will be at a higher rate, usually about 20% higher, compared to usual market rent rates.  But at the end of the Rent To Own lease term, both the monthly premiums and the original initial deposit are credited towards the final purchase price of the home for the tenant who will become the buyer.

In reality, the way a Rent To Own homes program is structured, the initial deposit and higher monthly rental payments act like a forced savings program for the future homeowner.  Funds are put away each month to save up towards that eventual purchase of the home which will make the tenant/buyer a full homeowner.

Of course, it all starts at the beginning with the renter to start saving in order to afford the initial deposit up front as well as the higher than market rent payments each month.  This is why saving is so important if one wants to become a homeowner.

We recently had an inquiry from a potential individual who was interested to find rent to own homes in the east Toronto area of which we do service.  She didn’t seem to know much about rent to own programs but did mention in her email that she has a good income.

So like most such initial inquiries, we directed her to our Rent To Own Homes Information Video along with the text FAQ version since both are quite detailed and will likely answer most of the questions this lady would have.  She obviously did go through the materials because she later emailed us back and told us that she does not have enough for the initial deposit that would be required to start on a program.

Initial Deposit Always Required In Rent To Own

This brings out a key point in all rent to own homes programs.  Although there is no hefty down payment like what banks would require for a conventional mortgage (around 20 to 25% of the purchase value of a home), there still is an initial deposit involved.  These can range in the 3 to 10% range which are much lower than mortgage down payments.

However, they are still a good chunk of money.  Our particular Canadian Rent To Own Homes program typically requires 5% for an initial deposit.  So for a $200,000 home, this would equate to $10,000 or half of that for a $100,000 home.

One thing to keep in mind is that if tenant/buyers in our program continues throughout the duration of the lease period until the very end when they are finally in the financial position to purchase the home as new homeowners, this 5% will be credited towards the final purchase price.  Lease periods range from two to four years with three years being the average.

Our Suggestion

So what we suggested to this woman was to save up until she has enough for a 5% initial deposit at which time she would be in good shape to start our program.  This deposit will allow her to start the process to find rent to own homes suitable for her and her family.

It’s interesting as we placed adds on Kijiji for rent to own in three separate regions at the same time this past weekend.  We put them in Hamilton, Barrie and Kitchener/Waterloo (with reference to include Cambridge as well).

On Kijiji, we could see the number of views for each region’s ad.  Although we privately own most of our current rental properties in Hamilton compared to any of the other two regions, the number of views for the Kitchener Waterloo rent to own ad led the pack.

Barrie came in second while Hamilton, came in at a very distant third.  This really surprised us as we had thought that the rent to own market would be most active in Hamilton due to its population growth although all three regions are growing quite well.

Rent To Own Home In Kitchener Waterloo Or Cambridge

We would of course love to facilitate qualified tenant/buyers in Waterloo, Kitchener or Cambridge through our Canadian Rent To Own Homes program.  Not only are there many renters in these cities but many of these renters are currently thinking about future home ownership.

If they are willing to work on building their credit, then we are willing to help through our rent to own program.  Of course potential prospects must first get pre-qualified and then go through a full qualification process in order to get into our Canadian Rent To Own Homes program.  But this is what they would have to do anyways for bank financing and a rent to own program would be much easier to get in compared to trying to get a bank mortgage.

Sometimes we are asked about when we would hold Rent To Own meetings with potential clients.  The answer is after pre-qualifications done online.  This is because we won’t spend the time to meet with every single person who inquires about rent to own programs since it has turned out that not everyone will be pre-qualified.

Meeting with individuals who would not even pre-qualify would be a waste of each party’s time.  Only those who pre-qualify and have potential to get fully qualified will truly benefit at this point in a face to face meeting.

During such meetings, we can answer more questions as well as see any documentations we need in order to verify the information the potential client has provided us initially during the online pre-qualification application.  We understand that some people will be hesitant to share confidential documentation with those without meeting face to face yet which is why we will agree to rent to own meetings but only with those who pre-qualify.
